Throughout the project planning, we will help the owner determine the various types of volatility that may exist due to unknown factors within the project plan. This risk will be continually mitigated throughout the project by ongoing:

Scope Development
Verification of scope of work with building permit and zoning approvals
Plan, specification, contract and other construction document development
Assessment of overall budget with scope
Project site understanding
Development of detail in project estimate and schedule

We also work throughout the project to explain the ‘ripple effect’ that might incur costs, from design changes the Owner wishes to make. Which they may not be aware of how it affects the costs and impact of the project and schedule.

Design Add Services – reflecting the cost and time required for Drawing changes (Architect, Engineers & Consultants)
City Review & Approvals – often required prior to work beginning and may extend the schedule
Rework – Losses from completed work which may need to be redone
Re-Pricing – Added time and costs of the new Scope of Work by all trades (may begin as a ROM)
